This renovated 5 bed, 5 bath home has two outdoor wrap around porches and is situated near the beach and boardwalk within a few minutes walk to local restaurants and a ten minute walk to the heart of the boardwalk. This property can accommodate up to 10 guests. We provide OFF St. PARKING, linens, towels, AC, Smart locks, fast WIFI, TV, beach toys, beach wagon, beach tags, Propane grill, washer/dryer. *Min. rental age is 25. ID, Guest INFO & DEPOSIT required. (Summer: Friday to Friday-7 day minimum stay required, Winter: 30 day minimum stay required)
This home was originally built in 1883 but went through extensive renovations between 2024-2025. The first floor has an open concept design with the large living room flowing into the dining and kitchen areas. There is a primary suite on the first floor with an ensuite bathroom and walk-in shower, for elderly guests. There is an additional hallway bathroom which services guests on the first floor.
The second floor bedrooms have private exterior doors leading to the wrap around porch. These doors have deadbolts and security chains for child safety. There is a hallway bathroom with tub located on the second floor in addition to a laundry room.
The third floor features a large space encompassing a queen bed, sitting area with TV, coffee station, office desk and ensuite bathroom with shower stall.
The two wrap around porches add extended living space for guests with plenty of table seating and Adirondack chairs. The backyard features both a deck area with seating and a grass area with propane grill and lounge chairs.
The property has a private driveway that can accommodate up to three cars.
Check-In and Check-Out
- Check-in: 4:00 PM – 9:00 PM
- Door code active at 4:00 PM (self check-in with smart lock)
- Check-out:10:00 AM SHARP
- No late check-out allowed due to COVID cleaning requirements
- Late check-out fee per hour applies (see chart below)
Strict Rules
- NO SMOKING in house, porch, or deck
- NO PETS (not even visiting ones)

Primary Renter Requirements
- Minimum 25 years old and part of your group
- Must complete short-term lease, provide valid ID & refundable damage deposit
- No renting for under-25 groups
Maximum Guests
- Fire code maximum: 10 including children
- All guest names & permanent addresses must be declared to host & town prior to arrival
- Improper disclosure or refusal to provide information = reservation cancellation
Large Groups / Parties
- Undeclared guests are not allowed overnight
- Over occupancy penalty: $500 per person/per night
- Guests exceeding occupancy must leave property immediately
Reporting Concerns
- Notify host ASAP if there are issues
- Host reserves the right to enter to correct or repair
Noise Ordinance
- Quiet hours: 9:00 PM – 8:00 AM
- Police enforce noise violations; both guest and property owner may be ticketed
- Violations may result in termination of reservation
Termination of Reservation
- Breaking rules, parties, occupancy violations, violence, or police involvement = immediate removal without refund
- Failure to comply = police removal for trespassing

- Respect fellow guests and neighbors
- Be mindful of noise after 9:00 PM

Parking

- Do not park in left reserved spot, on sidewalk, or block street
- Street parking passes must be returned to house manual; $150 replacement fee
Beach Badges
- 10 badges provided
- Leave on hook in front closet at check-out
- Lost/unreturned badge = $130 each
Child Safety
- Bring crib or high chair if needed (not provided)
- Outlet covers, window locks, baby gate, and first aid kit provided
Trash Removal
- Put trash out weekly
- Curb: Sunday & Thursday nights
- Recycling: Tuesday night
- Return cans to garage after pick-up
Cleaning & Linens
- Cleaning fee: $300 per stay
- Smoking discovered = additional $200 cleaning fee
- Unauthorized pets = $125 cleaning fee
- BBQ must be cleaned after use; excessive dirt = $50 fee
- Linens & towels provided; do not hang on deck/porch railings
- Missing blankets/linens = $40 each
Bathroom Use
- Flush toilet paper only
- Do not flush tampons, sanitary products, wipes, paper towels, cotton balls, tissues, etc.
- Guest pays plumbing service if misused
Bikes
- Use provided locks when using bikes and returning them to rack
- Helmets available; use at own risk
- Owner not responsible for injuries
Check-Out Inspection
- Host inspects within 72 hours for damages or missing items
- Photos & inventory taken at check-in & check-out

- Late check-out (after 10:15 AM): $75
- After 11:00 AM: $250/hour

Deposit: Damages, smoking, pets, BBQ, missing items, badges ($130) or parking passes ($150) may be charged
Security cameras: Motion-triggered, 24/7; cover driveway, part of back lawn, side walkway with AC/bikes; front porch, doorways, beach shower, and front sidewalk not monitored

Great place and times had by my family!!
Leonardo’s Seaside Heights Blue Cottage was a dream vacation. Just one block from Seaside Heights boardwalk. You can see the ferris wheel & Jersey Shore house from your front patio! Tons of amenities. Toiletries included for showers with lots of towels. The beds are comfortable & linens are clean. The cottage is decorated in a very pleasant ocean decor. Located on north Beach on the quieter side of the boardwalk.
