Residency Notice

• Your reservation for this short-term rental does not establish residency, regardless of length of stay.
• You are considered a guest until the end of your reservation.
• The New Jersey Anti-Eviction Act does not apply to this seasonal rental.

Inspect Your Unit

• Report concerns immediately via the cell number provided.
• Host reserves the right to enter to correct or repair issues.
• Unreported or timely-corrected concerns will not be considered for refunds.

Rental Requirements

• Primary renter: Minimum age 25, must stay on property, provide valid ID & phone number.
• No renting for under-25 groups with intent to hand over property.
• Guest list required: All names, ages, and addresses must be disclosed prior to stay by ordinance.
• Security deposit required: $500 refundable; platform may charge for damages or lost badges/parking passes.
• Cancellation policy: Seasonal rentals hard to rebook; travel insurance recommended.
• Maximum guests: 3 people including children (fire code).
• Sleep spaces: Only approved beds allowed. No extra furniture, mattresses, or air mattresses shall be brought in.
  • Unauthorized mattresses = $150 fumigation fee.
• No undeclared guests: $500 per person, per night penalty. Guests over occupancy can be fined $1500 per person/night by borough.
• Be courteous: Respect neighbors.

During Your Stay

Linens

• Bed linens & towels provided.
• Do not use hair dye or spray-tan on linens.
• Do not hang towels, bathing suits, or clothes on porch railings.
• Damaged/missing linens = $40/item.

Bathrooms

• Flush toilet paper only.
• Do not flush wipes, sanitary products, cotton balls, tissues, etc.
• Guest responsible for plumbing fees if misused.

Trash Removal

• Summer (3rd Sat in June – Labor Day):
  • Trash pickup: Mon, Wed, Fri
  • Recycling: Tue
  • Place bins at curb Sunday, Tuesday & Thursday nights after 7:00 PM.
• Winter (Labor Day – 3rd Fri in June):
  • Trash pickup: Mon & Fri
  • Recycling: Tue
  • Place bins at curb Sunday & Thursday nights after 7:00 PM.
• Return bins promptly next morning.
• Failure = $40 trash-out fee.

Parking

• Narrow driveway on right side, fits standard cars and mid-sized SUVs.
• Large SUVs/trucks: pull to back or back into driveway for clearance.
• Do not park on neighbor’s pavers or walkway.

Beach Badges

• 5 badges provided (May 1 – Labor Day).
• Must be returned on fridge hook before check-out.
• Lost/non-returned badge = $90 each.

Child Safety

• Do not leave children unattended.
• Safety features include outlet covers and child window locks.
• No crib or highchair provided.

Restrictions

• Quiet hours: 10:00 PM – 8:00 AM (police enforceable).
• Reservation termination: Parties, occupancy violations, disruptive behavior = removal without refund.
• Prohibited: Fireworks, weapons, candles, incense, drugs.
• Do not unplug equipment: Includes WiFi, smoke detectors, routers, modems, decibel monitors.
• No roughhousing: Stairs, porches, backyard.
• No underage drinking.

Before You Leave

• Leave property clean & orderly.
• Property is photographed and inventory taken prior to check-in and after check-out.
• Host will inspect within 72 hours for damages/missing items.

Noise monitoring device: Tracks decibel levels (does not record speech).

Security cameras: Exterior, motion-activated, 24/7 (driveway, front yard, porch & walkway). Back porch and backyard not included. Not actively monitored. Neighbors may have cameras overlapping property lines.

Stairs: 5 steps at front/back porches.

“This device is located on the ceiling between the kitchen and living room. It does not record voice. It monitors for decibel levels of sound to stay compliant with noise ordinance. This device also monitors the smoke and carbon monoxide alarms and transmits alerts if they are triggered. ”

“The satellite garage is not a part of the rental and it is used for owner storage. In emergencies, we may need to access the separate garage via the driveway. We will notify guests if this is necessary.”
