Renovated in 2019 w/new kitchen, big living room, 3 cozy bedrooms w/ full beds & small bathroom w/shower (no tub), 4 beach tags, linens INCLUDED. Quick walk to boardwalk & restaurants. FREE DISNEY+, washer/dryer, FAST WIFI, smartTV, bikes, w/d & ductless AC. No pet property. *Min. rental age is 25. *Separate LEASE, IDs & DEPOSIT required. (Summer: 7 day minimum stay required, Winter: 30 day minimum stay required)

Check-In and Check-Out

Strict Rules

Inspect Your Unit
- Report any issues upon check-in ASAP via cell number provided
- Host reserves the right to enter for repairs
- Unreported concerns cannot be considered for refund
Rental Requirements
- Primary Renter: Minimum 25 years old, part of your group, provide valid ID & cell number
- Renting for under-25 groups is not allowed
- Guest names, ages, and primary residences must be disclosed to host & borough
Maximum Guests
- Maximum occupancy: 5 guests including children
- All guest information must be submitted prior to arrival
- Improper disclosure = cancellation without refund
Sleep Spaces
- Only approved beds and furniture allowed
- Unauthorized beds/furniture = termination without refund + $150 fumigation fee
Large Groups / Parties
- Undeclared overnight guests not allowed
- Over occupancy penalty: $500 per person/per night
- Guests exceeding occupancy must leave immediately
Courtesy
- Be respectful of neighbors and other unit guests
- Unit 2 guests mindful of Unit 1, especially when using the staircase
Things to Remember During Your Stay
Linens
- Bed linens and towels provided
- Do not use hair dye or spray-tan on linens
- Do not hang towels, swimsuits, or clothes on deck/porch railings
- Hooks available near outdoor shower area
- Missing/damaged linens = $40 charge
Bathroom Use
- Flush toilet paper only
- Do not flush tampons, sanitary products, wipes, paper towels, cotton balls, tissues, etc.
- Guest pays for plumbing service if misused
Trash Removal
- Summer (May–Aug): Trash → curb Mon & Fri nights; Recycling → Tue nights
- Winter: Trash → curb Sun & Wed nights; Recycling → Tue nights
- Return cans to side bin promptly after pickup
Parking
- 1 parking spot per unit (fits medium SUV max)
- Unit 1 → right, Unit 2 → left
- Do not park more than 1 car, on sidewalks, or block others
- Lost/unreturned parking pass = $150
Beach Badges
- 4 badges per unit
- Leave on hook in laundry room at check-out
- Lost/unreturned badge = $130
Bike Use
- Use provided locks and helmets
- Owner not responsible for injuries
- Guests use bikes at own risk; parents supervise young teens
Child Safety
- Do not leave children unattended
- Outlet covers, window locks, baby gate, balcony lock provided
- No crib or highchair provided
Restrictions
- Noise Ordinance: Quiet hours 10:00 PM – 8:00 AM
- Police may issue tickets; violation = immediate termination
- Termination of Reservation: Breaking rules, parties, occupancy violation, police involvement = removal without refund
- No fireworks, weapons, candles, incense, or drugs
- Don’t touch equipment: Smoke detectors, decibel monitors, routers, modems, range extenders, etc.
- No roughhousing on decks, stairs, or porches
Check-Out Inspection
- Leave property clean and orderly
- Photos & inventory taken at check-in & check-out
- Host inspects within 72 hours for damages or missing items
Additional Fees
- Late check-out: $75 after 10:15 AM; $250/hour after 11:00 AM
- Unauthorized pets: $150 each
- Over occupancy: $500/person/night
- Lost parking pass: $150
- Lost beach badge: $130
- Cigarette/smoke remediation: $200
- Missing/damaged towels/linens: $40 each
- BBQ cleaning fee: $50

Neighbors may have overlapping cameras
Beach Shower: Fully enclosed private space; keep door closed during use
Stairs: 3 steps to 1st floor; steep staircase to 2nd floor unit

The most wonderful seaside retreat! I booked this place for my father and he had nothing but good things to say about Robin’s place. It was clean, fully stocked, walkable, and overall a great place to land at the Jersey Shore. Also, Robin was super communicative and extremely helpful. You should 100% book this place for your next getaway!
